The Villa

A designer garden,
a perfect address

Tucked into the peaceful hills above Cagnes-sur-Mer, Villa Augflor is a family home distinguished by its uniquely designed Mediterranean garden — a curated landscape of jasmine, bougainvillea, fruit trees, and fragrant Provençal planting that transforms every outdoor hour into something special.

The architecture and interiors carry the same distinctive eye: thoughtfully styled bedrooms, a luminous open-plan living area, and terraces oriented for morning coffee, afternoon sunbathing, and starlit dinners alike.

A note on the layout: Villa Augflor has a proper, spacious ground floor with the main living spaces, kitchen, pool, and terraces. The upper level is a loft-style space — intimate and characterful, but with lower ceilings and a steep staircase to reach it. Guests who prefer ground-floor sleeping may wish to note this when requesting specific rooms.

Area guide

Your Riviera playbook

Everything Lana recommends — from the best boulangerie 2 minutes away to the most dramatic canyon in Europe. Updated each season.

Haut-de-Cagnes
5 min · Medieval village

The medieval hilltop village on the other side of our hill is beyond imagination — cinematographic, calm, classified as a historical site since 1948. Narrow pebbled streets cool even in summer heat, thousands of flowers, and a Renaissance château with panoramic views over sea and mountains. Take a glass of cold wine at the square café and simply exist. Use the free navette shuttle (bus 44 from Square Bourdet) to avoid parking.

Saint-Paul-de-Vence
15 min · Must-see

On the hill next to the villa, this 15th-century walled village is one of the great "must-see" destinations of the entire region. Art galleries, boutiques, hidden cafés, flowers everywhere. The Fondation Maeght modern art museum — with Miró's labyrinth and Giacometti in the courtyard — is world-class. Arrive early in summer.

Nice
25 min · Capital of the Riviera

A city of extraordinary layers — the Baroque Vieux-Nice, the Promenade des Anglais, the Cours Saleya flower market, the Russian Orthodox Cathedral. Founded by the Greeks (originally "Nike" — victory), it has been Italian, French, and everything in between. The spirit of Nice is unlike any other French city. The Cours Saleya morning market is essential at least once.

Monaco & Monte-Carlo
50 min · Grand principality

A tiny city-state famed for glamour, the Casino, the Prince's Palace (once home to Princess Grace), and some of the most prestigious events in the world — the Formula One Grand Prix, the Yacht Show, Monte Carlo Rally. Monte Carlo district is drenched in sun, money, and extraordinary Mediterranean views.

Èze Village
35 min · Most dramatic view

Perched at 427 metres above the sea, Èze is the most vertiginous village on the Riviera. The Jardin Exotique at the summit has the best panoramic view on the entire coast. Visit midmorning before the tour groups arrive. Combine with a coastal drive along the Grande Corniche.

Antibes & Juan-les-Pins
25 min · Old town & port

The walled old town, the Picasso Museum inside a real medieval castle, the extraordinary Saturday Provençal market, and the best bouillabaisse on the coast. Juan-les-Pins, attached to Antibes, has a legendary jazz festival each July. The superyacht port is a spectacle on its own terms.

Cros-de-Cagnes
15 min · Local beach

Long sandy beach right in the village. Relaxed, local, with good seafood restaurants on the waterfront. Ideal for families — calm water and gentle entry. Best for a lazy half-day followed by lunch at La Pesquière.

Golfe-Juan
25 min · Sandy beach

One of the most beautiful sandy beaches on the Riviera — clear shallow water, less crowded than Nice or Cannes, and a genuinely local atmosphere. Napoleon landed here on his return from Elba.

Cap d'Antibes
25 min · Hidden coves

Rocky coves and crystal-clear water around the cape. Take the Sentier du Littoral coastal walking path for hidden swimming spots away from the crowds. One of the most scenic walks on the entire Côte d'Azur.

Plage de la Garoupe
27 min · Glamorous beach

Antibes' most celebrated beach — shallow, sandy, sheltered. Beach clubs with loungers or a public section for BYO towel. Consistently beautiful water.

Nice Promenade
25 min · Iconic pebble beach

The famous pebble beach of Nice along the Promenade des Anglais. Best early morning or sunset. Combine with a walk through Vieux-Nice and the Cours Saleya market.

Mala Beach, Cap d'Ail
40 min · Hidden gem

A beautiful small pebble cove accessible only by coastal path. One of the Riviera's true secrets. Pack a picnic, wear shoes you can walk in, and allow an hour to reach it.

Boulangeries near the villa
2–8 min · Daily essentials

Closest: Patisserie des Travails, 19 Chemin des Travails (walk 12 min / car 2 min), open 06:30–19:30. Lana's favourite: Bour Pâtisserie Boulangerie Traiteur, 94 Avenue des Alpes (car 8 min), open 06:15–20:00 daily. Exceptional croissants and pastries.

Restaurants in Haut-de-Cagnes
5 min · Ask Lana for current picks

Several excellent small restaurants are nestled in the medieval village directly above the villa. Lana keeps a curated, up-to-date list with booking tips — just ask on arrival. The setting alone at these restaurants — candlelit medieval lanes — is worth the short drive.

Marché Provençal, Antibes
25 min · Daily until 1pm

The best morning market on the Riviera. Local cheese, olives, socca, charcuterie, flowers, and lavender. Essential at least once. Arrive around 9am with an empty bag and no fixed plan.

Cours Saleya Market, Nice
25 min · Tues–Sun morning

Nice's legendary flower and food market. Try fresh socca (Niçoise chickpea pancake) from a street stall for breakfast. One of the most atmospheric markets in France.

La Pesquière, Cros-de-Cagnes
15 min · Seafront

Beloved local fish restaurant right on the beach. Book ahead. Order the dorade grillée and a bottle of local Bellet white wine. One of the best casual lunches near the villa.

Rosé Wine Estates
Varied · Guided tastings

Provence produces the world's finest rosé. Château Minuty and Château Saint-Maur are both within an hour. Wine tastings can be arranged through Lana, including at estates not open to general public.

Fondation Maeght
15 min · Saint-Paul

One of Europe's great modern art museums — a Miró labyrinth, Giacometti sculptures in the courtyard, Calder mobiles, and world-class exhibitions all summer. Budget a minimum of two hours.

Watersports & Sailing
Antibes · 25 min

Antibes is the superyacht capital of the world. Sailing, paddleboarding, kayaking, and boat hire all available from the port. Lana can arrange half-day boat rentals and sailing lessons.

Gorges du Loup
45 min · Canyon hike

Spectacular limestone gorges in the Alpes-Maritimes hinterland — refreshingly cool even in August. Combine with a visit to the village of Gourdon perched at the top. A perfect escape from coastal heat.

Nice Jazz Festival
25 min · July

One of the world's great jazz festivals, held every July in Parc Phoenix. Outdoor concerts under the stars with Nice as the backdrop. Book tickets well in advance.

Cycling the Riviera
From the villa

Hire road or e-bikes and follow the coastal cycle path towards Nice or Antibes. The velodrome circuit at Cros-de-Cagnes is good for families. Lana can organise bike hire delivery to the villa.

Tennis & Golf
Varied · 10–25 min

Several excellent tennis clubs and golf courses nearby. Lana can arrange court time and tee times including at private clubs near Mougins and Biot. The climate means outdoor courts are playable from March through October.

Îles de Lérins
Cannes ferry · 45 min total

Take the ferry from Cannes to Île Sainte-Honorat — a monastic island with extraordinary vineyards and deserted rocky coastline. Île Sainte-Marguerite has the cell where the Man in the Iron Mask was imprisoned. Pack a picnic and spend the day.

Grasse
40 min · Perfume capital

The world capital of perfume since the 17th century. Visit Fragonard or Galimard for a perfume creation workshop — one of the best activities for all ages on the Riviera. Surrounding lavender and mimosa fields are extraordinary.

Tourettes-sur-Loup & Gourdon
30–45 min · Inland villages

Tourettes-sur-Loup is known for its violet festival and artisan craft shops. Gourdon, perched on a cliff 760 metres above the sea, has the most breathtaking views of the entire arrière-pays. Both can be combined in a half-day loop.

Menton & the Italian Border
55 min · Lemon capital

The prettiest town on the Riviera, at the Italian frontier. Famous for lemons, Baroque churches, and the Ventimiglia market just across the border on Fridays. Excellent for an authentic half-day excursion away from the tourist trail.

Verdon Gorge
2 hrs · Europe's Grand Canyon

The most dramatic landscape in southern France — turquoise water, 700-metre limestone cliffs, and a canyon stretching 25 kilometres. Kayaking, rock climbing, or simply the most dramatic drive imaginable. A full-day adventure worth planning.

Vence & Matisse Chapel
20 min · Art pilgrimage

The Chapelle du Rosaire, designed by Henri Matisse in his final years, is a masterwork of light, ceramic, and stained glass. Quieter and more authentic than Saint-Paul. Local Tuesday market. One of the essential cultural stops of the region.

Supermarkets & everyday shopping
All within 5–8 min by car

Leclerc — 344 Chemin des Moulières, La Colle-sur-Loup. Open 08:30–20:30, Sunday 09:00–13:00 (walk 20 min / car 8 min). Also has the cheapest fuel station in the area.

House rules

A home we share with care

We ask all guests to read and respect these rules, which help ensure that every stay — yours and those that follow — is exceptional.

01
No parties or events. This is a quiet residential neighbourhood and we ask all guests to be respectful of our community.
02
No noise or loud music outside. Quiet hours 22:00–08:00 strictly observed.
03
No smoking inside the property. Ash trays are provided on exterior terraces. No cigarette butts to be discarded anywhere on the grounds — dry summer conditions create a genuine fire risk.
04
Please use air conditioning consciously and mindfully — only when needed, and always close all windows and doors when it is on. Switch off all appliances before leaving the property for the day.
05
Please only flush toilet paper, pee, and poo down the toilets — absolutely nothing else. Strictly no baby wipes, face wipes, or any other items. These block the system immediately and the full deposit will be withheld for plumber call-outs.
06
No glass in or around the pool area at any time — plastic cups are provided for poolside use.
07
Children and infants must be supervised at all times near the pool. The pool is deep.
08
Do not leave any items in the pool that can clog the filtration system: hats, clothing, or anything smaller than a football.
09
Netflix is included for your use during your stay. For any other streaming services, please use your own accounts and log out before departure.
10
The locked storage room marked "Private" is a private space for the owners and is not accessible to guests. Please respect this boundary.

Check-in from 15:00 · Check-out by 10:00 · Early/late by prior arrangement · Lost keys: €80 replacement charge · After-hours contact: WhatsApp +33 623 777 333

Legal & policies

Terms, conditions
& cancellation policy

Payment & Security Deposit

We accept Visa, MasterCard, and bank transfers. The Primary Guest must be at least 25 years of age. The Primary Guest is responsible for all guests and visitors, and for ensuring everyone is aware of and abides by these Terms & Conditions.

A €500 security deposit/bond is required for all direct bookings and is payable on arrival. It will be refunded within 1–2 business days following your stay, provided there is no reported damage to the property.

The security deposit may be used to cover: breakages or damage, odours caused by smoking, replacement keys (€80), emergency call-out fees, or cleaning charges in excess of normal levels.

Before booking, please understand: any damage or accidents — intentional or otherwise — are the responsibility of the guest. Villa Augflor reserves the right to pursue legal action for costs exceeding the deposit amount.

Check-in & Check-out

Check-in: from 15:00. Check-out: by 10:00. Early check-in and late check-out may be available with at least 3 days' notice (charges may apply). The property must be vacated by the agreed time or extra charges will apply.

On departure: run the dishwasher, remove all rubbish to the designated area outside the main gates (sort plastic and glass), leave keys on the table, and place the key in the locker outside the main gate. Please return any moved furniture to its original position.

Privacy

The villa is equipped with exterior security cameras. These are not monitored for guest safety and should not be relied upon for personal security. They may be used to verify compliance with rental policies. Damage or tampering with cameras may result in loss of deposit.

Your personal information will not be passed to any third parties. It is used solely to provide your booking and related services.

Guest Numbers & Behaviour

The maximum number of guests is 6 people, unless agreed in writing by Villa Augflor. Parties and events are strictly prohibited. Disturbance to neighbours may result in immediate termination of the rental with no refund.

If we are required to attend the property to address a noise or disturbance complaint, a €200 charge will apply.

All fixtures, fittings, and appliances are assumed to be in good working order at the start of your stay. If anything is not, please notify us immediately so it can be recorded. Any damage not reported at the start of your stay will be deemed to have been caused by you.

Any breakages or damage must be reported before departure and either replaced or compensated to Villa Augflor's satisfaction. Failure to comply will result in the bond being withheld or a claim being made through the relevant booking platform.

Smoking

Villa Augflor is a no-smoking property. Do not discard cigarette butts anywhere on the property — in summer this presents a serious fire risk. An additional €100 deodorising fee applies for odours caused by indoor smoking.

Children

Please supervise infants and children at all times, especially near the pool. Villa Augflor accepts no liability for injury to minors on the property.

Lost Property

Villa Augflor is not responsible for guests' personal belongings. Items left behind will be returned at the guest's cost via La Poste. Items will not be held indefinitely.

Cancellation Policy

We strongly recommend travel insurance for all bookings. It is the guest's responsibility to be aware of any restrictions that may impact their stay.

Our standard cancellation policy is that bookings are non-refundable. In the event of cancellation, guests will be credited the full amount for rebooking on an alternate date. Date changes must be requested by email from the person who made the original reservation.

The exception is if European governments impose non-essential travel restrictions (Public Health Orders) covering all or part of your booking dates. In this case, contact us within 2 days of the government announcement and we will offer:

Cancellation by Villa Augflor

We reserve the right to cancel bookings in exceptional circumstances: unforeseen property damage making the villa unsafe, death of the host or immediate family member, or serious breach of house rules by guests creating problems with neighbours. In the case of cancellation by us due to circumstances outside your control, you will receive a full refund.

Pool Rules

The pool is for the exclusive use of guests staying at the property. No glass in or around the pool at any time — plastic cups are provided.

Do not leave any items in the pool that can clog the filtration system: hats, clothing, or anything smaller than a football. If such items are found stuck in the skimmer box, the full security deposit may be withheld.

Please ensure that the water level does not drop below the filter box level — this can damage the pump motor. If the level appears to be dropping, call us immediately at +33 623 777 333.

Children must be supervised at all times in the pool area. The pool is deep.

Note: The pool may be closed for winter servicing from approximately October to May each year, subject to weather conditions.

After-Hours Contact

For any urgent issues during your stay, message or call +33 623 777 333 (WhatsApp available). We will respond as soon as possible.

Unfortunately pets are not permitted at Villa Augflor. This applies to all animals including dogs and cats. The policy protects guests with allergies and preserves the garden and pool. We appreciate your understanding.
